Ans: It is also known as fitting out period. It is a common practice in the commercial market where the landlords allow the new tenant to take over the premises earlier without any charges for renovation purposes.

How long will a rent free period be?

Ans: Commonly, it will be about one month. However, for smaller and fitted units, it is usually about 2 weeks.

Do I need to purchase insurance for my rented Singapore office space?

Ans: It depends on the landlord's condition, but there is normally no requirement.

What do I need to do once I found an office space I like?

Ans: We will assist you to put up a letter to the landlord with all the terms and conditions. If the landlord agrees with your terms and conditions, he will then draft a letter of offer. If the landlord does not agree with your terms and conditions, they may counter your offer.

If I need to go overseas while everything is in process, will there be a problem?

Ans: This is the least you will have to worry about, as we will liaise with the landlord on your behalf.

Does Singapore office rental fee include air-conditioning and maintenance charges?

Ans: Commonly, your monthly rental includes air-conditioning and maintenance charges. However, there are buildings which charge air-conditioning charges separately.

Is there any other hidden cost that I need to pay for renting a Singapore office space?

Ans: Some other cost involved will be Stamp Duty and Administration Cost for preparing the Tenancy Agreement. They are not hidden cost, as most landlords will inform you of the exact amount before signing the Tenancy Agreement. Every landlord defers in practice, but it will usually range from a few hundred Singapore dollars to not more than a thousand Singapore dollars.
